Background:

Reason for Recommendation:
Public utilities easements, as shown on Viewpointe final map recorded in Book G of Subdivision Maps at Page 12, were irrevocably offered in perpetuity to the County of El Dorado and accepted by the Board of Supervisors in May of 1984.

An application has been submitted by Eric S. Alward and Shannon K. Alward, owners of Lot 36, requesting that the County of El Dorado Board of Supervisors vacate public utilities easements located along the side and rear boundary lines of Lot 36, identified as Assessor’s Parcel Number 116-405-16. Said easements are more particularly described in Exhibit “A” and depicted in Exhibit “B” of the attached Resolution.

The subject property is located on Turner Circle, west of Cambridge Road and north of US Highway 50, in Cameron Park. Said action is necessary to accommodate planned construction of a pool and landscape improvements on the subject lot.

All utility companies that could be impacted by this vacation have provided the Department of Transportation with written notification that they have no facilities within the subject areas and have no objection to the proposed abandonment. All other existing easements will remain. The Department of Transportation’s staff has reviewed the request and has no objection.
