AGENDA ITEMS
Hearing to consider Montano Project (Tentative Parcel Map Time
Extension P-E24-0003) request for six (6), one-year time extensions to
approved Tentative Parcel Map P15-0006 creating twelve (12) commercial
lots, resulting in a new expiration date of August 10, 2030 on property,
identified by Assessor’s Parcel Number 118-010-012, consisting of 16.85
acres, is located on the east side of Latrobe Road, approximately 500 feet
south of the intersection with White Rock Road, in the El Dorado Hills
Community Region area, submitted by Vinal Perkins; staff recommends
the Zoning Administrator take the following actions:
1) Determine that pursuant to the California Environmental Quality Act
(CEQA) Guidelines Sections 15162 and 15164, that there is no substantial
evidence requiring the preparation of a Subsequent Environmental Impact
Report (EIR) or an Addendum to the existing EIR, which was certified by
the Board of Supervisors on August 10, 2021 (SCH No. 2017072027); and
2) Approve Tentative Parcel Map Time Extension P-E24-0003, extending
the expiration date of the approved Tentative Parcel Map by six (6)
one-year periods, to August 10, 2030, based on the Findings and subject
to the original Conditions of Approval as presented.

Hearing to consider Mohaddess Project (Tentative Parcel Map P24-0004)
request to subdivide an undeveloped 29.39-acre parcel into four (4)
parcels of 5.00 acres (Parcel 1), 5.20 acres (Parcel 2), 5.03 acres (Parcel
3), and 13.61 acres (Parcel 4) on property, identified by Assessor’s Parcel
Number 070-180-031, consisting of 29.39 acres, is located on the north
side of Meder Road, approximately .07 miles west of the intersection with
Sierrama Drive, in the Shingle Springs Community Region area, submitted
by Seyed and Leila Mohaddess; staff recommends the Zoning
Administrator take the following actions:
1) Adopt the Mitigated Negative Declaration based on the Initial Study
prepared by staff, subject to the CEQA findings (Exhibit M);
2) Adopt the Mitigation Monitoring Reporting Program (MMRP) in
accordance with CEQA Guidelines Section 15074(d), incorporated as
Conditions of Approval, based on the Mitigation Measures contained in the
Mitigated Negative Declaration and Initial Study (Exhibit N); and
3) Approve Tentative Parcel Map P24-0004, based on the Findings and
subject to the Conditions of Approval as presented (Exhibit F).
