HEARING: To consider an appeal received from Wesly Tonks (P-A24-0001) appealing the Zoning Administrator’s August 21, 2024, approval of Bass Lake Family Apartments Tentative Parcel Map P24-0009 to subdivide a 5.682-acre undeveloped parcel to create two (2) parcels of 5.311-acres (Parcel A) and 0.371-acres (Remainder Parcel), on property identified by Assessor’s Parcel Number 115-410-011, consisting of 5.682-acres, located on the south side of Green Valley Road, at the intersection with Bass Lake Road, in the Cameron Park/Rescue area, within the Cameron Park Community Region, submitted by Affirmed Housing Group, and staff recommending the Board of Supervisors take the following action:
1) Deny appeal P-A24-0001 and uphold the Zoning Administrator’s approval of Tentative Parcel Map P24-0009 based on the Findings (Attachment G) and subject to the Conditions of Approval (Attachment H) as presented; and
2) Adopt and Authorize the Chair to sign Resolution 162-2024 (Attachment D), denying appeal P-A24-0001 of P24-0009 with Findings of Fact.

DISCUSSION / BACKGROUND
On August 21, 2024, Legistar File 24-1414, the Zoning Administrator held a public hearing to consider a request for a Tentative Parcel Map (P24-00009) to subdivide a 5.682-acre undeveloped parcel to create two (2) parcels of 5.311-acres (Parcel A) and 0.371-acres (Remainder Parcel), on the property identified by Assessor’s Parcel Number 115-410-011, for Bass Lake Family Apartments located on the south side of Green Valley Road, at the intersection with Bass Lake Road, in the Cameron Park/Rescue area, within the Cameron Park Community Region, submitted by Affirmed Housing Group. The Zoning Administrator approved Tentative Parcel Map P24-0009.
Timely filed on August 30, 2024, an appeal P-A24-0001 submitted by Wesly Tonks (Attachment A), requests appealing the Zoning Administrator’s August 21, 2024, approval of Tentative Parcel Map P24-0009 to subdivide a 5.682-acre undeveloped parcel to create two (2) parcels of 5.311-acres (Parcel A) and 0.371-acres (Remainder Parcel), identified by Assessor’s Parcel Number 115-410-011.
Staff’s response to the appeal and conclusions are detailed in the Staff Memo attached as Attachment B, along with an additional Condition of Approval added by Attachment I.
ALTERNATIVES
1) Approve the appeal submitted by Wesly Tonks (P-A24-0001) and overturn the approval of P24-0009 Affirmed Housing Group with direction to staff to return the findings of denial based upon Board of Supervisor direction.
