DISCUSSION / BACKGROUND

Request to consider the recommendation of the Planning Commission on the Falco project (Rezone Z23-0002/Tentative Parcel Map P23-0003) involving a Rezone from Single-Unit Residential (R1) and One-Acre Residential (R1A) to Single-Unit Residential (R1), and a Tentative Parcel Map to create three (3) parcels of 0.38 acre, 0.56 acre, and 0.49 acre in size from an existing 1.42-acre parcel, located on property identified by Assessor’s Parcel Number 102-353-005, in the Cameron Park Community Region, Supervisorial District 4, submitted by David Falco, the property owner.

 

October 24, 2024 (Legistar file 24-1706), the Planning Commission recommended to the Board of Supervisors the following actions: 1) Adopt the Negative Declaration based on the Initial Study prepared by staff in accordance with the CEQA Guidelines; and 2)  Approve Rezone Z23-0002 and Tentative Parcel Map P23-0003, based on the Findings and Subject to the Conditions of Approval as presented (Attachments D & E). The motion passed with a unanimous 5-0 vote.

 

ALTERNATIVES

The Board may elect to continue the item to a date certain for additional information and future action; Continue the item off-calendar, which would require a new public notice for future consideration and action; or deny the application. A denial action would result in a request to have the item be continued to a date certain so that staff can prepare Findings for Denial.

FINANCIAL IMPACT

The creation of (2) two additional parcels that would allow for the future development of two residential units would provide additional property tax revenue for the County.

 

CLERK OF THE BOARD FOLLOW UP ACTIONS

1) The Clerk of the Board will obtain the Chair’s signature on Ordinance 5226

2) The Clerk of the Board will send fully executed Ordinance to Planning and Building Department, attention Chris Smith.

 

STRATEGIC PLAN COMPONENT

Economic Development and Good Governance.  This project aligns with the Economic Development goals of the County’s Strategic Plan as allowing the change of zoning and the creation of additional residential parcels would allow for the development of additional residential units that would provide property tax revenue.
