Hearing to consider Mohaddess Project (Tentative Parcel Map P24-0004) request to subdivide an undeveloped 29.39-acre parcel into four (4) parcels of 5.00 acres (Parcel 1), 5.20 acres (Parcel 2), 5.03 acres (Parcel 3), and 13.61 acres (Parcel 4) on property, identified by Assessor’s Parcel Number 070-180-031, consisting of 29.39 acres, is located on the north side of Meder Road, approximately .07 miles west of the intersection with Sierrama Drive, in the Shingle Springs Community Region area, submitted by Seyed and Leila Mohaddess; staff recommends the Zoning Administrator take the following actions:
1) Adopt the Mitigated Negative Declaration based on the Initial Study prepared by staff, subject to the CEQA findings (Exhibit M);
2) Adopt the Mitigation Monitoring Reporting Program (MMRP) in accordance with CEQA Guidelines Section 15074(d), incorporated as Conditions of Approval, based on the Mitigation Measures contained in the Mitigated Negative Declaration and Initial Study (Exhibit N); and
3) Approve Tentative Parcel Map P24-0004, based on the Findings and subject to the Conditions of Approval as presented (Exhibit F).

Request to consider Tentative Parcel Map P24-0004/Mohaddess submitted by Seyed and Leila Mohaddess to subdivide an undeveloped 29.39-acre parcel into four (4) parcels of 5.00 acres (Parcel 1), 5.20 acres (Parcel 2), 5.03 acres (Parcel 3), and 13.61 acres (Parcel 4). The property, identified by Assessor’s Parcel Number 070-180-031, consisting of 29.39 acres, is located on the north side of Meder Road, approximately .07 miles west of the intersection with Sierrama Drive, in the Shingle Springs Community Region area, Supervisorial District 4.
