Planning and Building Department, Planning Division, submitting for approval of the Final Map (TM-F21-0009) for Promontory Village 7, Unit 1, creating a total of 32 residential lots and four (4) miscellaneous lettered lots, on property identified as Assessor’s Parcel Number 124-490-001 (Attachment F, Exhibit B) located on the southwestern corner of the intersection between Alexandria Drive and Beatty Drive, in the El Dorado Hills Community Region (Attachment F, Exhibit A), and recommending the Board consider the following:
1) Approve the Final Map (TM-F21-0009) for Promontory Village 7, Unit 1 (Attachment F, Exhibit C); and
2) Approve and authorize the Chair to sign the Agreement to Make Subdivision Improvements (Attachment B) (Supervisorial District 1).

DISCUSSION / BACKGROUND
Promontory Village 7, Unit 1 Final Map would create a total of 32 residential lots ranging from 0.21-acres to 1.75-acres in size and four (4) miscellaneous lettered lots (Attachment F, Exhibit C). The map is based on the Promontory Village 7 Subdivision Map approved by the Planning Commission on August 24, 2017. The approved tentative map consisted of 10 large lots for phasing and financing purposes, 131-single-family residential lots ranging in size from approximately 9,005-square-feet (0.21-acres) to 164,945-square-feet (3.79-acres), 13-open space lots, 12-landscape lots, and three-private road lots (Attachment F, Exhibit D).
As noted in Attachment G, the Conformance to Conditions Report verifies compliance of the final map with the tentative map conditions of approval. Affected agencies/departments, including Department of Transportation (DOT), County Surveyor's Office and El Dorado Hills Fire Department, have reviewed, verified compliance with the conditions, and recommended approval of the Final Map.
