Community Development Services, Department of Transportation, recommending the Board authorize the Department of Transportation to enter into negotiations with the owner(s), or their designated representative, of APN 119-080-23 and APN 119-080-12, which are located in El Dorado Hills off City Lights Drive in the Bass Lake Hills Specific Plan area, and appoint Tanna Reynoso, Associate Right-of-Way Agent, as the real estate negotiator on behalf of the County.
FUNDING: Traffic Impact Mitigation Fees (100%). (Local Funds)

DISCUSSION / BACKGROUND
APN No. 119-080-23 and 119-080-12 are located off City Lights Drive in the Bass Lake Hills Specific Plan area with no established address. The properties consist of approximately 40 acres. The potential acquisitions are necessary for the Country Club Drive Realignment - Bass Lake Road to Tierra de Dios Drive Project (CIP 71360).
ALTERNATIVES
The Board could choose to not appoint a real estate negotiator and therefore not acquire the parcels which would not allow the project to proceed.

FINANCIAL IMPACT
There is no change to net County cost associated with this item. Funding for the Project is included in Transportation’s 2018 CIP, which was approved by the Board on June 26, 2018 (Item 61).
