Planning and Building Department, Planning Division, submitting for approval of a Final Map (TM-F24-0001) for La Caille Estates Subdivision, Phase 2, (TM05-1395-R), creating a total of six (6) residential lots, on property identified as Assessor’s Parcel Number 070-510-002 (Attachment E, Exhibit A) located on the west side of Meder Court, approximately 730 feet south of the intersection with Meder Road, in the Shingle Springs area (Attachment E, Exhibit B), and recommending the Board:
1) Approve the Final Map (TM-F24-0001) for La Caille Estates Subdivision, Phase 2 (Attachment E, Exhibit C); and
2) Approve and authorize the Chair to sign the Agreement to Make Subdivision Improvements (Attachment B). (District 4) (Cont. 9/17/2024, Item 10)

DISCUSSION / BACKGROUND
La Caille Estates Subdivision, Phase 2 would create a total of six (6) residential lots) ranging in size from 1.010 acres to 1.423 acres in size (Attachment E, Exhibit C). The final map is based on the 4 lot, La Caille Estates Subdivision Large Lot Final Map (TM05-1395-F) approved by the Board of Supervisors on December 13th, 2016 (Legistar File 14-1500). The current expiration date for tentative map recordation is November 14, 2025.
The Phase 2 Final Map conforms to the approved Tentative Map (TM05-1395-R) and the Conditions of Approval (Attachment F). The small lot final map(s) for subsequent development phases based on this Large Lot Final Map
(TM05-1395-F) and the approved Tentative Subdivision Map (TM05-1395-R) shall be further verified for conformance with all applicable Conditions of Approval under separate final map applications.
Staff has reviewed the conditions of approval for TM05-1395-R and noted that all of the applicable conditions for the Tentative Map have been satisfied.
