Planning and Building Department, Planning Division, submitting for approval of the Final Map (TM-F25-0001) for the Carson Creek Village 11D Subdivision (TM20-0001), creating a total of 87 residential lots and 7 miscellaneous lots (roadways/landscape/open space), on property identified as Assessor Parcel Number 117-820-069 located on the south side of Investment Boulevard approximately 0.4 miles southwest of the intersection with Latrobe Road in the El Dorado Hills Community Region (Attachment H, Exhibits A and B), and recommending the Board consider the following:
1) Approve the Final Map (TM-F25-0001) for Carson Creek Village 11D Subdivision (Attachment H, Exhibit C);
2) Approve and authorize the Chair to sign the Agreement to Make Subdivision Improvements (Attachment B); and
3) Approve and authorize the Chair to sign Road Improvement Agreement 25-55122 of the Offsite Road Improvements (Attachment E).

DISCUSSION / BACKGROUND
Carson Creek Village 11D Final Map would create a total of 87 residential lots ranging from 2,784 to 9,321 square feet, and 7 miscellaneous lots (roadways/landscape/open space) (Attachment H, Exhibit C). The Carson Creek Village 11D Final Map is based on the Carson Creek Tentative Subdivision Map approved by the Board of Supervisors on August 10, 2021 (Legistar file 21-1182) (Attachment H, Exhibit D), with Village 11A Final Map approved by the Board of Supervisors on August 22, 2023 (Legistar file 23-1519) (Attachment H, Exhibit E), Village 11B Final Map approved by the Board of Supervisors on May 21, 2024 (Legistar file 24-0884) (Attachment H, Exhibit F), and Village 11C Final Map approved by the Board of Supervisors on December 10, 2024 (Legistar file 24-1964) (Attachment H, Exhibit G).
