Sheriff’s Office recommending the Board approve and authorize the Chair to sign Lease Agreement No. 494-L411 with Mark and Irene Smith, for 320 square feet of improved office space, together with the use of the common parking areas with the tenants of the building, located at 6101 Front Street, Suite 4, Georgetown, CA 95634, in the Buffalo Hill Center in Georgetown, for a deputy substation. Rent payments shall be in the amount of $1 annually, for the term commencing 4/1/2014 and ending 3/31/2019, with the option for three (3) additional two (2) year terms after the 3/31/2019 expiration date.

Background
The Sheriff’s Office (SO) has identified the need for a substation in Georgetown to reduce deputy traveling time between Placerville and Georgetown. This substation will provide the deputies with a professional place to conduct interviews, meet citizens to discuss community issues, and allow citizens to make direct contact with the Sheriff’s Office without the need for traveling in to Placerville.
Reason for Recommendation
The lease shall provide space in Georgetown for the SO with a low rental cost of $1 annually, and will provide greater visibility for the SO in Georgetown, and more resources available for deputies assigned to the area. The Sheriff estimates annual basic office operations costs of $10,000 for this facility.
The lease is for an initial term of five (5) years, with the option of three (3) two-year (2) terms, beginning after the end of the five-year term.
