General Services Department recommending the following pertaining to the El Dorado Hills Senior Center:
1) Approve the Purchase and Sale Agreement with the El Dorado Hills County Water District for the purchase of APN 107-052-01 together with the Certificate of Acceptance and authorize the Chairman to sign same;
2) Authorize the Chairman to sign escrow instructions and documents specific to said acquisition;
3) Authorize the Auditor/Controller to issue a check made payable to Placer Title Company in the amount of $701,293; and
4) Authorize General Services to submit said escrow instructions and check to Placer Title Company for a May 18, 2007 close of escrow.
FUNDING: Accumulated Capital Outlay Funds.

Background: This facility is currently under the ownership of the El Dorado Hills Water District. It is the desire of the County to purchase this facility from the El Dorado Hills Water District.
The property is currently utilized as a Senior Center. Additional upgrades are underway to include a Day Care component.
Reason for Recommendation: On March 14, 2006, Item #30, the Board directed General Services to move forward with negotiations to purchase Assessor's Parcel Number 107-052-01.
Action to be taken following Board approval:
1) Board Chairman will sign the Purchase and Sale Agreement.
2) Board Chairman will sign the Certificate of Acceptance.
3) Auditor/Controller will issue check in the amount of $701,293.00 to Placer Title Company and release check to General Services for processing.
4) General Services will submit the escrow instructions and check to the escrow holder, Placer Title Company as required to finalize the property purchas...
