RECOMMENDED ACTION:  The Planning Commission recommends the Board take the following action:  1.  Adopt the negative declaration, as prepared; and 2.  Approve Z06-0007/PD06-0008 rezoning Assessor's Parcel Number 101-282-03 from Commercial (C) to Commercial-Planned Development (C-PD), adopting the development as the official development plan, based on the findings listed on Attachment 1, subject to the conditions listed on Attachment 2.
 
 
Background: This item was first considered by the Planning Commission on December 28, 2006.  The item was continued off calendar to allow the applicant time to revise the site plan to include elevation renderings and detailed landscaping plans as requested by the Commission.
 
The project was again considered on May 24, 2007.  The plans have been revised as previously requested by the Commission. The applicant explained his proposal.  There was no additional input.  No new significant issues were discussed other than those in the staff report.
 
The Commission unanimously recommended approval.
