Planning Services submitting the final map for the Lesarra Condominiums development in the Valley View Specific Plan (TM04-1390F), located on APN 118-130-19, creating 160 air space condominium lots on approximately 14.4 acres in the El Dorado Hills area; and recommending Chairman be authorized to sign the Subdivision Improvement Agreement with Lessara.
RECOMMENDED ACTION: Approve (provided all final map sign-offs have been submitted by the representative departments).

Background: The subject final map is to create 160 air space condominium lots in the Valley View Specific Plan, which was adopted by the Board of Supervisors on December 8, 1998. This division is a part of a tentative map originally approved on April 27, 2006, under application TM04-1390. The proposed final map is for a single large lot and 160 separate airspace units ranging from 804 to 1,427 square feet. The large lot parcel created by this parcel map is 14.4 acres in size.
Improvement Agreements and Bonds: The Subdivision Improvement Agreement and required bonding for onsite and offsite improvements were submitted to the Department of Transportation (DOT). These documents were reviewed by DOT and were found to be in conformance with the requirements of the tentative map Conditions of Approval. The Improvement Agreements and Bonds have also been reviewed and approved by County Counsel, and Risk Management.
Conditions of Approval: Staff has reviewed the conditions of approval for TM04-1390F and noted that all of the applicable conditions for the tentative map have been satisfied (Attachment 2). The Department of Transportation and County Surveyor’s Office have reviewed and verified compliance to applicable conditions; an approval memorandum from each department has been included as Attachments 4 and 5, respectively.
