RECOMMENDED ACTION:  Planning Services staff recommends the Board take the following actions:  1.  Certify that TM59-0012C2 is statutorily exempt pursuant to Section 15268(b) (3) of the CEQA Guidelines; and 2.  Approve TM59-0012C2, based on the Conditions of Approval in Attachment 1, based on the findings contained in Attachment 2.
 
 
 
Background: Chapter 16.72 "Amending of Final Maps" of the Subdivisions Ordinance establishes that a final map which has been recorded by the County Recorder may be modified.  
 
Rolling Wood Heights Subdivision Map C-30 was approved by the El Dorado County Board of Supervisors on September 28, 1959.  There is 20-foot front yard setback line that was recorded on the map for all lots.  The 20-foot front yard setback on the final map appears to have been implemented in order to be consistent with the development standards of zoning designation at the time.  
 
The proposed correction would amend recorded Subdivision Map C-30 for Lot 70 only within Rolling Wood Heights subdivision to abandon the recorded 20-foot front yard setback for the subject parcel, Assessor's Parcel Number 081-152-03.  The correction would not alter the acreages of the lots within Rolling Wood Heights Subdivision nor would the correction affect the total number of lots within its boundaries.
