RECOMMENDED ACTION: Approve.

Planning staff recommends the Board take the following action: 1. Approve the final map for Pearl Place Condominiums (TM06-1414-F); and 2. Approve revised park fees in the amount of $7,840.80.

Background: Tentative Map TM06-1414 was approved by the Board of Supervisors February 27, 2007, combined with a Z06-0012 and PD06-0013.

Improvements, Agreements, and Bonds: The applicant has completed all necessary improvements required by the Department of Transportation. The Department of Transportation has reviewed the completed improvements and provided final approvals.

Conditions of Approval: Staff has reviewed the conditions of approval for TM06-1414-F and noted that all of the applicable conditions for the tentative map have been satisfied with the exception of Planning Condition 5, which deals with the parkland dedication in-lieu fees. This matter is further discussed in the attached conditions. The County Surveyor and the Department of Transportation have reviewed the applicable conditions for compliance (see attached Conditions Compliance Report and clearance memorandums).

Water: The applicant has provided a letter from The El Dorado Irrigation District verifying that the project has provided the required Equivalent Dwelling Units (EDU’s) for water and wastewater to serve all of the eight proposed condominium units.
