There is no net cost to the County General Fund associated with this agenda item.
 
Reason for Recommendation:
A public service easement and a slope easement for Parcel 1 of PM #4/153 were conveyed by Grant Deed to the County of El Dorado, which recorded in the office of the County Recorder in Book 5086 at Page 382, on October 31, 1997.  The Department of Transportation has received an application from Granite Grado Ventures Project II, LLC, a Limited Liability Company, owner of Parcel 1, requesting that the County of El Dorado Board of Supervisors vacate one five-foot public service easement situated along the southwesterly property boundary line perpendicular to Forni Road, and a slope easement  situated along the northeasterly property boundary line adjacent to Missouri Flat Road of the subject parcel, identified as Assessor's Parcel Number 327-213-10.  Said public service easement is more particularly described in Exhibit A and depicted in Exhibit B, and said slope easement is more particularly described in Exhibit A-1 and depicted in Exhibit B-1, of the attached Resolution.
 
The subject property is located on Missouri Flat Road and Forni Road, south of US Highway 50, in Placerville. Said action is necessary to accommodate planned development on the subject lot.
All utility companies that could be impacted by this vacation have provided the Department of Transportation with written notification that they have no facilities located within the five-foot wide public service easement area and have no objection to the proposed abandonment.  Due to recent grading for the proposed development, the Department of Transportation has determined that the slope easement is no longer necessary and has no objection to the proposed abandonment of the slope easement or the public service easement.
 
Action to be taken following Board approval:
1)  Said Resolution will be recorded.
2)  A copy of the recorded Resolution will be sent to the property owner.
