Title: Surveyor's Office recommending the Board: 1) Approve and authorize the Chair to acknowledge and accept an Irrevocable Offer of Dedication for Road Right Of Way and Public Service Easements on Assessor’s Parcel Number 119-090-021, located in El Dorado Hills, District 1, subject to the condition that they will not be County maintained unless and until they have been accepted into the County maintained road system by Resolution of the Board of Supervisors; 2) Acknowledge and accept Road Right Of Way and Public Service Easements on behalf of those public entities that will provide services, subject to the purveyor’s construction standards; and 3) Authorize the Chair to sign the Consent to Offer of Dedication and Acceptance of Offer and to record the Irrevocable Offer of Dedication with the Consent attached. DISCUSSION / BACKGROUND
The Surveyor's Office received an application from Wally Cheplick A Married Man, As His Sole And Separate Property for an IOD (IOD 20-0001) for Road Right Of Way and Public Service Easements on Assessor’s Parcel Number 119-090-021, and being more particularly described in Exhibit “A” and depicted on Exhibit “B” of the attached Exhibits. These dedications would allow for future road right of way and public service easements on Assessor's Parcel Number 119-090-021 and satisfy the conditions of approval for the Bell Ranch Subdivision, which requires the construction of Morrison Road that crosses the subject property.

ALTERNATIVES
An alternative would be to not accept the IOD. By utilizing this alternative, no provision would be made for road right of way and public service easements on Assessor’s Parcel Number 119-090-021 for the future construction of Morrison Road.
